Gas Safety Certificate CP12

It is a Legal requirement for landlord to have all the gas appliances in a rented property safety-tested every 12 months by a Gas Safe™ registered engineer. At Cube Property Maintenance we can provide you with your certificate annually to make sure that you comply with your legal obligations.
We will issue a copy to your letting agent or tenant and a copy for yourself by email and we will re-issue at no cost if your loose you document. The whole process is carried out by our Gas safe registered engineers
We will collect and return the keys to you letting agent or we can meet directly with the tenant at the property.

Energy Performance Certificate

If you are renting or selling your property as of the 1st of October 2008 you will require an energy performance certificate also known as an EPC. You will require an EPC before you can market your property. The EPC lasts 10 years and is carried out by one of our accredited energy assessors. This certificate is fully compliant and can be used with any letting or Estate agent.

Electric Periodic Inspection Report
£130+ VAT ... For residential properties
A Periodic Electrical Inspection is an in-depth inspection of the electrical installation followed by a comprehensive six-page report detailing recommendations and remedial work required.
The Periodic Electrical Inspection is a detailed inspection of the electrical installation and ensures functionality and safety. Landlords Renting through Housing associations and councils will need this as a mandatory document.
Landlords who are renting for the first time or Landlords that have not had the electrics tested in the last five years are also highly recommended to have this carried out.

Residential PAT

Each additional appliance will be 75p
PAT testing – (Portable appliance testing) checks all of the electrical appliances in a home for safety e.g. Fridge, kettle, toaster and televisions. All appliances are tested and those will comply with the nsafety check will have a safe sticker applied and at the end of the test you will receive a PDF report electronically outlining all of the appliances that have been tested.

Boiler Service
From £48+ VAT
To keep your boiler working safely, efficiently and to reduce the risk of breakdown, gas boiler manufacturers recommend your boiler is serviced every 12 months. Having your boiler serviced and running to its maximum efficiency can save as much as 15% of household energy bills. Cube’s Gas safe registered engineers are able to give your boiler the attention it needs.
Our engineers carry out a thorough check of you boiler and components. The boiler service should take in the region of 45 to 60 minutes to carry out depending on the make and type of the boiler.
Boiler manufacturers recommend that boilers are serviced every 12 months.

System Power flush

Power flushing is perhaps the most overlooked service by Landlords and property owners, after all why would you want to fix anything that does not appear to be broken?
A Power Flush is the process which central heating systems are cleansed from sludge and debris of rust by using a Power flush pump with a chemical agent. The Power Flush pump and magnetic filter is connected to your central heating pipe work and water is pumped through the system at high velocity, dislodging and moving the sludge out of the system. The Power Flush process is repeated until the system is clean.
If your system shows signs of the following:
Radiators slow to warm up – boiler making strange noises – pump keeps stopping – etc, then your system will certainly benefit from power flushing and potentially avoid un-necessary boiler failures.
